We specialize in ADU/Garage conversion

An ADU, or accessory dwelling unit, is usually a secondary housing unit on a single-family residential lot, complete with kitchen, bathroom and sleeping facilities. Subject to local regulations, ADUs may be located either inside, attached to, or detached from the primary home on property. Some common terms for these home plans are: guest house, Mother in Law Apartment, In-Law Suite, Detached ADU / JADU, Backyard Cottage, Granny Flat, Etc.

If you're choosing between converting your garage or adding a backyard unit to your property, you should know that you might be able to do both. The State of California has passed new laws (AB-68 and SB-13) which expand local zoning codes for Accessory Dwelling Units (ADUs) statewide. As of January 2020, many single family and multi-family properties  are allowed to add one ADU and one JADU.  Xavier Design Group provides ground up ADU models and garage conversions.

This package includes all the necessary documents to obtain a building permit within the state of California. The plans will be stamped with a signature of a license professional engineer. Documents will include the following: 

What's not included in our site specific package

The following items will not be part of the site specific package, this is because local building departments will have different code ordinances that apply only to the specific location/zone. Therefore is always a good idea to keep in mind that some of the following items may be required before a building permit can be issued and must be provided by a third party consultant.

ADU Garage Conversion

Many California homeowners in Los Angeles, Orange, Riverside and San Bernardino Counties and beyond are taking advantage of this opportunity to build small second dwellings on their property, and thanks to California’s updated state law, getting permits for these conversions has become easier. A new change in legislation superseded previous county and city ordinances that prevented the lawful development of accessory dwelling units. As long as the construction of ADU complies with local building, zoning and municipal code requirements, these projects are fully attainable.
